San Diego State University Launches Mixed-Use Development in Mission Valley

San Diego State University (SDSU) officially commenced construction on its first residential and retail project at SDSU Mission Valley on Wednesday. Named Avalon Mission Valley, this development will feature 621 apartments that include studio to three-bedroom units, situated to the east of Snapdragon Stadium in the existing Orange Lot. The project is being developed by AvalonBay Communities.
“This development is designed primarily for our neighbors, our community, and for San Diego residents,” stated SDSU President Adela de la Torre. She emphasized the collaboration with civic and community partners to create a vibrant, walkable neighborhood that integrates transit, recreation, and innovation, ultimately enhancing opportunity and accessibility for all.
Avalon Mission Valley will also provide approximately 30,000 square feet of ground-floor retail space, which is set to include a grocery store. The design aims for LEED Gold Certification, reflecting a commitment to sustainability. As construction progresses, certain sections of the Orange Lot will be enclosed. Completion and occupancy are anticipated by 2028.
Mark Janda, senior vice president of development for AvalonBay Communities, expressed enthusiasm for the project. “We’re proud to be part of SDSU’s bold vision for Mission Valley and excited to help bring this new community to life,” he said. “This project is more than housing – it’s a catalyst for the vibrant, connected neighborhood that’s taking shape here.”
The groundbreaking ceremony was attended by San Diego Mayor Todd Gloria, City Council President Joe LaCava, and Councilmember Raul Campillo, underscoring the significance of the project for the local community.
Future Developments at SDSU Mission Valley
At full build-out, plans for SDSU Mission Valley envision 80 acres of parks and open space, allowing for up to 4,600 market-rate and affordable housing units. In addition, the project will include 1.6 million square feet of research facilities, 95,000 square feet of retail space, and a hotel. The university’s vision for the SDSU Mission Valley campus includes the establishment of an “innovation district” intended to bolster SDSU’s educational, research, entrepreneurial, technology, and athletics programs.
This mixed-use development represents a significant step in transforming the Mission Valley area into a thriving community hub, integrating residential living with essential services and recreational opportunities. The initiative aims not only to provide housing but also to foster a sense of community and collaboration among residents, students, and local businesses.
