Elitch Gardens Secures Future with Major Real Estate Deal

Elitch Gardens Theme & Water Park, located along the Platte River in downtown Denver, has received a boost in its future viability following a significant real estate transaction in June. This deal allows for potential upgrades and improvements to the 58-acre attraction, which has faced uncertainty over the years regarding its location and longevity.
Mike Neary, executive vice president of Kroenke Sports Entertainment (KSE), expressed optimism about the park’s future in an email to The Denver Post, stating, “Elitch’s is an incredible business. We have every incentive to not only keep Elitch’s going, but to invest in rides and attractions and overall experience.” This commitment is underscored by the recent reopening of two of the park’s signature roller coasters: Twister III: Storm Chaser and the Sidewinder, which had both been closed for repairs and maintenance.
KSE, which owns various sports teams and venues including the Denver Nuggets and Ball Arena, acquired Revesco Properties’ stake in a property known as the River Mile. This 62-acre mixed-use redevelopment plan encompasses the land where Elitch Gardens sits. Originally, discussions about the River Mile, which began when both companies purchased the property together in 2015, included relocating the theme park to make room for a large residential and retail complex. This ambitious project was approved by the city in 2018 and aimed to create living spaces for 15,000 residents alongside offices, hotels, and retail establishments within multiple high-rise towers.
Despite these prior plans, progress has stalled, leaving Elitch Gardens in a precarious position. Nonetheless, KSE’s recent buyout of Revesco suggests a renewed focus on the theme park’s presence in downtown Denver.
Cindy Hann, a spokesperson for Elitch Gardens, refrained from discussing any potential move but highlighted that this season has been an “incredible” success for attendance, although she did not disclose specific figures. “Currently, we are focused entirely on creating thrilling experiences right here in the heart of Denver, including preparing for our signature Halloween and holiday season events,” Hann noted. She also expressed confidence in the park’s performance, stating, “We were very pleased with our 2024 season and are on track for another strong year in 2025.”
Elitch Gardens, which has a rich history of 135 years, moved from its original location in northwest Denver to its current site in 1995. Since that relocation, it has evolved into a modern theme park offering a variety of thrill rides and family attractions. The park’s future now appears brighter, with the potential for new investments and enhancements that could further elevate the visitor experience.
As the local community eagerly anticipates the park’s upcoming seasonal events and improvements, the future of Elitch Gardens remains a topic of interest for both residents and visitors alike.
